The magazine screened more than 1,300 towns with a population of at least 14,000.

It based its list on economic, education and safety factors, including housing affordability, taxes, and real estate appreciation. Environmental factors were also looked at, as were arts and leisure.

Money managing editor Eric Schurenberg said when all factors were considered, Moorestown -- population 20,700 -- came out on top.

"Moorestown is more than a place of high-income growth and high test scores," said Schurenberg of the city near Philadelphia.

"It's an all-American town, a true community offering a rich life that draws people who grew up there back home to raise their own families," he added.

Rounding out the top five were: Bainbridge Island, Wash., Naperville, Ill., Vienna, Va., and Louisville, Colo.

"We set out several months ago to build a list of great American towns from all regions of the country," said Schurenberg.

"We wanted to identify places where you would want to raise your family and build your career -- places with good schools, safe streets, economic opportunity and plenty of arts and leisure activities," he added.

Profiles of each of the top 10 places to live will be featured in the August issue of Money, which arrives on newsstands July 25.
